A RARE TRUE LOFT IN A NATIONAL REGISTERED HISTORIC SCHOOLHOUSE, WITH EXPOSED BRICK, SOARING CEILINGS, AND A HALF-ACRE PRIVATE BACKYARD IN THE HEART OF PONCEY-HIGHLAND! Welcome to Highland School Lofts, one of Atlanta's most distinctive residential conversions. This two-story brick schoolhouse from the early 1900s was thoughtfully transformed into just 30 loft homes by award-winning Atlanta architecture firm Smith Dalia, preserving the kind of character no new construction can replicate. Inside, this home is unmistakably loft-style, with exposed brick walls, soaring ceilings, original windows, and visible ductwork framing a spacious, open layout. Because each residence inherits its own architectural features from its place in the building, no two homes feel quite the same. The sellers have steadily upgraded the home since 2017. The kitchen features freshly painted cabinets and all new appliances, and an LG WashTower was added to the laundry. Lighting has been thoughtfully refined throughout, with updated accent lights, ceiling fans, LED conversions, dimmers, and sensors, plus accent reading lights in the bedroom and electronic roller shades. Storage has been maximized with custom closet shelving, closet track lighting, and rollout bins and trays in the pantry. The home is vacant, move-in ready, and includes all appliances. Step outside to more than half an acre of shared green space, a rare find in the middle of the city and a perfect spot for reading, grilling, playing with your dog, or mingling with neighbors. In spring, the property comes alive with flowering plants all around. Secure fob-controlled entry and one assigned parking space add everyday ease, with visitor parking available in both lots. Tucked away yet close to everything, this location is hard to beat. Publix, Jeni's Splendid Ice Creams, Colette Bakery, Big Softie, and neighborhood staple Manuel's Tavern are all under five minutes on foot. Inman Park and Ponce City Market are a 15-minute walk, with favorites like Fritti, Sotto Sotto, and newcomers Mushi Ni and Mister O1 nearby. In walkable, tight-knit Poncey-Highland, you may find you rarely need your car. With only 30 homes, this is boutique, historic living at its finest. Come see it for yourself.
